Diligent Development worked with the Iowa Economic Development Authority to certify this data center site that was ideal for data center development. The site is located four miles from West Des Moines, five miles from a Microsoft data center site, and 17 miles from the Des Moines International Airport. The site is ideally located far from disaster risks, there were generous state tax exemptions and incentives offered, it adjoins the high-capacity MidAmerican Energy substation, and was certified “shovel-ready.” In January of 2024, the site was sold along with 300 surrounding acres to Microsoft at nearly a 10x multiple.
